student city. Other small residential types such as home offices and suites are also frequently
implemented because
they attract many businessmen, senior managers,
bureaucrats, etc. In the
distribution of these houses within the city; the Çankaya district seems to be in a dominant posi-
tion. The highest socioeconomic level, it offers an ideal location for small residences providing
a social status and prestige. Etimesgut is one of the most ideal places for small housing produc-
tion after Çankaya. The settlements of Etimesgut, such as Eryaman and Bağlıca, are cheaper
than the Çankaya district and suitable for small houses due to their location close to the univer-
sities. Because they are new settlements, many houses are being built in Eryaman and Bağlıca.
Within the announcements examined, the areas intended for different actions other than those
reserved for basic needs such as living area, kitchen, bedroom, bathroom and wc were trans-
ferred to a chart referring to plan arrangements. According to the data obtained from the chart,
It is possible to create potential areas within those area boundaries. Thus, it is seen that many
specialized spaces have been created according to the user profile on those plans. While these
spaces have reached the size of a room in most of the projects, in other projects larger areas
of use were created with open spaces. These areas, which are generally considered as terraces,
work areas, flower beds, dressing rooms, meeting rooms, have the potential to be transformed
for different actions according to the requirements of the users. It is envisaged that these areas
will be further diversified with the new projects in the city and developed in accordance with
the single-family household profile. Therefore, the housing market in Ankara have potential in
terms of small dwellings.
